Bau Design is a Cairns architectural firm dedicated on providing high quality, client specific design solutions. Principals Christl Lohrum & Ben Killeen have lived and worked in the tropics for over 14 years; over this time we have built strong relationships with builders and specialist consultants. With our extensive knowledge on tropical & sustainable design, we’ll provide an innovative design for you.

Christl studied Architecture at the German University of Wuppertal and Polytechnic University of Milan before moving to Australia in 2003. She gained extensive experience on a number of notable high-end residential towers in the Gold Coast before moving to Cairns. Christl has honed her talents within the commercial and residential sectors; her proactive attitude and friendly nature helps solve problems before they become an issue.

Ben has extensive experience in delivering Education and Health projects, coupled with knowledge of the commercial and residential sector. With his in depth knowledge of technical detailing, contract documentation & contract administration, this provides a solid foundation to deliver projects smoothly and efficiently.

Sketch design

  • client consultation to obtain design brief
  • site visits to determine conditions, restrains and opportunities
  • provide preliminary analysis of authority regulations and requirements
  • prepare preliminary drawings
  • prepare preliminary probable order of costs
  • preliminary program/timeframe

Detailed design

  • develop sketch design into a final design solution
  • coordinate the design work with consultantsprovide schedule of materials and finishes
  • review the final design against the budget and update the probable order of costs
  • prepare the necessary documents for planning application

Construction documentation

  • recommend client on the preferred method of tendering
  • coordinate and integrate the consultants works with the designers drawings
  • prepare drawings, specifications, schedules to enable the project to be tendered
  • submit documents for building approval

Tender

  • Call tenders
  • respond to enquiries from tenderers
  • close and assess the tenders
  • negotiate with the preferred tenderer
  • prepare tender recommendation

Construction administration

  • undertake periodic site inspections to check the progress of works regarding design quality control, material selections and performance
  • review shop drawings and other builder’s submissions
  • provide any required supplementary details and information
  • administer builder/client time and cost variations
  • provide regular reports regarding quality, cost and time progress
  • assess builders progress cost/time claims and issue progress certificates
  • prepare defects lists prior to completions of works

Post construction

  • inspect rectification of any defects
